Mapping the Future: How LandWise Analytica is Redefining Farmland Valuation with AI

For decades, land assessment has relied heavily on local expertise—consultants walking fields, offering recommendations based on experience and intuition. But in a world of online auctions, global investors, and climate volatility, that model is quickly becoming outdated.

Enter LandWise Analytica, a Canadian AgTech startup using AI to map land suitability for agriculture across Canada, the US, and soon, the globe. LandWise is a standout from NEC X’s Elev X! Ignite venture studio program, which provides a unique combination of engineering expertise, R&D resources, funding, collaboration, and support services.

Co-founder Patrick McMillan, a PhD candidate at the University of Guelph, says their goal is simple: equip buyers, planners, and farmers with fast, objective, and crop-specific land insights.

“With our platform, users can draw boundaries around any plot of land and get an instantaneous report on how well different crops will perform—historically and under future climate conditions,” McMillan explained.

Beyond the Soil Report

LandWise’s models integrate satellite imagery, climate records, soil data, and topographical variables, cross-referenced with crop yield outcomes from real-world trials. This allows the system to estimate current and future crop viability down to a field level—within minutes.

“Traditional assessments can take weeks and are subjective. Our tool brings consistency, speed, and scale,” McMillan said.

He emphasized the value for time-constrained buyers, such as institutional investors or international entities participating in fast-moving online farmland auctions.

Addressing Land Waste and Misuse

McMillan views land waste in two ways: growing suboptimal crops on viable farmland and allowing highly productive land to be developed for non-agricultural purposes.

“From an ag perspective, golf courses and suburban sprawl on prime land are forms of waste,” he said. “We help governments and developers see where they can build with minimal impact on food production.”

Balancing Big Data and Data Rights

While LandWise leans heavily on large datasets, McMillan is cautious about over-reliance on volume over quality.

“There’s a point where more data doesn’t mean better insights. Garbage in, garbage out,” he warned.

He also acknowledged growing farmer concerns about how their data might be used by banks, insurers, or regulators.

“We see the risk of predatory practices. If lenders start penalizing growers based on AI-inferred yields, it’s going to be problematic—especially under climate stress, which affects everyone.”

LandWise Analytica’s Vision for 2030

By the end of the decade, McMillan hopes LandWise will be a trusted tool for land assessments globally, including in regions underserved by traditional agtech infrastructure.

“Places like sub-Saharan Africa or Australia haven’t had the data or insurance networks that North America has. We believe AI-driven modeling can close those gaps.”

Already, LandWise is seeing model accuracies ranging between 85–95% and plans to continue refining as new data sources improve.

“Unlike government soil maps that are decades old, our models are constantly updated and validated. We’ve even published our work in Nature Communications,” McMillan added.
